Accel Lab Inc. (head office: Shinjuku-ku, Tokyo; Representative Director: Manabu Kogure) announced the launch of a new plan for its smart home service for rental housing, SpaceCorePro: the “Zero-Upfront-Cost Security Package” for existing rental properties. The package enables smart home installation in existing properties without initial costs and provides real estate owners and property management companies with a new option for improving property competitiveness. The zero-upfront-cost offer applies only when specified conditions are met; details are available upon inquiry. The package consists of devices that are easy to retrofit into existing properties: an adhesive-type smart lock, door/window sensors, a smart remote controller, and an IoT gateway. It enhances residential security, a feature in high demand among tenants, while also improving everyday convenience. In doing so, it supports higher asset value and helps address vacancy issues. In recent years, demand has grown among existing rental properties to raise property value through smart home equipment and connect that value to vacancy countermeasures and rent maintenance or increases. According to Accel Lab’s research, some properties equipped with smart home systems have seen rent increases of around JPY 5,000. At the same time, smart home adoption has largely centered on newly built properties because of installation costs and the burden of construction and operations. Many existing properties have considered adoption but ultimately postponed it. Another issue has been that the term “smart home” alone does not easily communicate value to prospective tenants or brokerage firms, making it difficult to use as a strong leasing appeal. Market interest in crime prevention and security equipment remains high, and prospective tenants increasingly seek reassurance and clear, understandable value when selecting properties.
